The term “Barndominium” was famously used by Chip and Joanna Gaines on the HGTV show Fixer Upper when they turned an existing barn into a beautiful home. Now, the term can be used to describe any metal construction from a simple one story barn house to a large, luxurious home.


A Barndominium can be a renovated barn, or a new structure made of wood or metal.

These unique homes are more popular in rural areas and most common in the southern regions of the United States. A "barndominium" or "barndo" is an open floor plan and the weight of the building is bares down on the building perimeter.


Let's take a closer look at Barndominium pros and cons:


Barndominium pros

  • Open floor plans: Once you’ve built the shell, you can divide the interior space however you want.

  • High ceilings: Even if you add a loft or second floor, barndominium structures are well-suited to high-ceiling designs.

  • Customization: Because the original intent for barndos was to be large, mixed-use spaces, you can put almost anything inside them.

  • Durability and maintenance: The metal construction typical of barndo kits is weather-resistant, low maintenance, long-lasting, and helps keep out bugs.

  • Efficiency and incentives: Barndominium homes often use high-efficiency designs to save on heating and cooling bills

Barndominium cons

  • Location restrictions: Mixed-use Barndominiums may be challenging to zone and obtain a permit in developed areas and may involve a home inspection from your city.

  • Curb appeal: Converted barns retain a lot of their rustic charm, but kit-based barndos may be boring to look at unless you spend money upgrading the exterior.

  • Cost and financing: Not all lenders will finance non-traditional homes.


If you are building your own Barndominium...


  1. Check the zoning for building your Barndominium

  2. Purchase your land

  3. Find your Barndominium Kit online there are so many options for metals or wood

  4. Plan the layout, open floor plans can be tricky, but fun

  5. Finish interior. Hire a good contractor to install cabinetry, balconies, and beams

  6. Source your utilities, ie; power, water, septic

  7. Then the fun part, styling your home. Modern Farmhouse , Rustic, whats your vibe?

  1. Do a structural assessment, consult a structural engineer

  2. Foundation considerations, may have to pour a concrete floor

  3. Permits and regulations

  4. Create floor plan maximize natural light

  5. Roof replacement, insulation and choose siding to meet your aesthetic

  6. Choose floor and wall finishes

  7. Establish a budget, consult professionals, follow safety protocal and choose eco friendly materials

Well the Barndominium fireplace certainly makes a focal point in the space! Taking it all the way up to the ceiling. Wow! I truly love the fireplace on the right that is placed right in the center of the space. First, it creates a separation between the spaces and second, the firebox is enjoyed from both sides. I just love the impact it has in this living space!

I really love the concept of the Barndominium! The Barndominium comes in all shapes and sizes. The large open space of the Barndomium allows for natural light , easy flow from space to space. The simple construction of the Barndominium may be more cost effective to build.

Research your area and to get approved to build a Barndominium or revamp an old barn. Barndominiums are most commonly found in rural areas.
